Joint ventures partnerships collabs
Under this segment we offer landlords to enter into a joint venture for profit sharing, exchange of assets, together development of a project in affordable housing plotting, group housing.
It is done usually into two methods that is approved and unapproved project.
In approved part – project is being past on the name of land owner and authorised signatory for sales marketing development is carried by us. Distribution of profit and value of land is given to the landlord. Or a new special purpose vehicle spv is made which is jointly held by the company and landlord.
Project financing can be taken in both the cases.
In unapproved part large farms and plot cutting is done with direct registry from the land owner or small plots cuttings are sold with direct registery. Outright purchase of land is also done by the company and then sold to customers.There are two types of joints.
G+2 or s+3 Collab : These are independent floors made on plots for affordable housing that is ground floor first floor second floor with stilt parking. Also those people who have old houses in good location can optus for joint venture under these model in which company will give cash and one floor. Remaining floors will be sold. This is a concept brought from Delhi.
